On the former Spinelli site in Mannheim, the KÖNIGSKINDER project is creating a future-oriented urban district that uniquely combines living, working, and community life. Developed by Deutsche Wohnwerte, the project comprises 123 residential units and follows a resource-efficient approach to neighborhood development.
The architectural design was developed by the renowned Vienna-based firm AllesWirdGut Architektur ZT. Through the combination of different materials, a distinctive stepped building composition, and the prominent use of green elements, the development creates attractive public spaces and a strong visual identity.
In close collaboration with EPEA GmbH – Part of Drees & Sommer, a comprehensive Life Cycle Assessment (LCA) was conducted for the project. The objective was to analyze and optimize the environmental impacts of the development over its entire 50-year life cycle.
The assessment followed the requirements of the DGNB certification system and enabled the identification of environmental hotspots within the building construction. This allowed targeted measures to reduce the project's carbon footprint while simultaneously revealing opportunities for economic optimization.
