Moringa

Under the name “Moringa”, a landmark high-rise is being developed in Hamburg’s HafenCity, combining a strong focus on material health with one of Germany’s first Cradle to Cradle-inspired residential buildings. Experts from Drees & Sommer and EPEA GmbH are supporting this flagship project through a wide range of consulting and planning services. Moringa is being developed as a pilot project by Landmarken AG, a leading real estate developer, in collaboration with the architectural firm kadawittfeldarchitektur.

One of the project's key features is that at least 50 percent of the building is made from materials that have been assessed according to C2C criteria for material health and circularity. In addition, all other construction products are evaluated with regard to material health, circularity, and other defined sustainability criteria.The project also incorporates as much green space on and around the building as the area occupied by the development itself. These green areas are intended to improve air quality and transform the building into an urban green oasis.

In addition to environmental goals, social aspects play a significant role. More than 30 percent of the apartments will be publicly subsidized, combining circular construction principles with affordable housing. The diverse residential offering is complemented by co-working spaces, food and beverage facilities, and a daycare center. The building comprises just over 20,000 square meters of gross floor area.

On 29 September 2025, the topping-out ceremony for Moringa was celebrated in Hamburg’s HafenCity.
