
The Levi Strauss & Co. logistics center built by Delta Development in Dorsten is the first logistics property in Germany to be built according to the Cradle to Cradle philosophy.
Our calculations show that both during construction and during operation, greenhouse gas emissions can be reduced to a minimum and fully offset in the long term.
The logistics building of around 73,000 square meters was planned entirely using the Cradle to Cradle Principle. By using photovoltaics with battery storage and geothermal energy, energy demand is met regeneratively. For the climate balance, we looked at the entire life cycle, from material production to operation and dismantling.
Delta Germany CEO Edwin Meijerink adds: “With the project in Dorsten, we are showing how logistics properties can meet the requirements of tomorrow.”
A central part of our methodology is taking into account the so-called residual mix, i.e. the remaining electricity mix after deduction of certified renewable energies. In doing so, we apply the merit order principle, which requires that the most emission-intensive power sources are removed from the grid first. On this basis, we come to the conclusion that the emissions caused by construction can be offset by fed in solar power by 2046 and that the building will be climate-neutral by 2050 at the latest.
Our calculations are based on planning accounting, as the actual consumption values can only be recorded during operation. The so-called user flow, i.e. the energy consumption by the subsequent user of the property, is not included, as it can vary significantly and is only specifically determined during use.
Our vision is a business case that shows how climate protection, society and the economy can be successfully and effectively reconciled. The fact that Delta Development is actively implementing this claim in the area of logistics real estate is a strong signal for the industry, but also across industries. Project developer Delta Development's Levi Strauss & Co. European Distribution Center was awarded the Logix Award 2025. The jury particularly appreciated the pioneering combination of circular economy and CO2-Neutrality. The awards ceremony took place on October 6 as part of Expo Real in Munich. With a total of 27 projects submitted, the competition set a new record this year, a clear sign of the great interest in the award.
The award-winning project is the first logistics property in Germany to be built according to the Cradle to Cradle philosophy. Among other things, building materials and materials derived from dismantling work and were reused were used. By avoiding CO₂ emissions during construction and operation, Delta Development achieves a positive greenhouse gas balance over the entire life cycle of the property. The assessment was carried out using a life cycle analysis (LCA) and was confirmed by us at EPEA.
